1822 Parma Rd. Move-in Inspection
April 9 2022
Clothes washing machine does not work.
Oven does not work.
12:36pm April7 7 - RW lease manager wrote to us that “Our [RW’s] inspector went out there for the move-in inspection and noted that the oven is barely heating up now”. We were given this info after we signed the lease, on move-in day. It’s not clear why this wasn’t inspected earlier. We are now without an oven for 1-2 weeks, and we require an oven to make our baby’s food.
Clothes dryer has bent prongs on socket plug (risky exposed prong) and the filter is missing.
Appliances are not cleaned… e.g. dirt and debris in clothes dryer. Dust and hair hanging from dryer door.
Living room window is stuck in semi-open position. Does not open or close fully.
Front door is hard to close and has a loose top hinge (with a bolt missing, so not secure).
Door to basement also sticks intensely.
Door handle on back door (out of basement) is loose.
Scuffed paint in many places (not a complaint, just notating it)
Lights are out in basement (over clothes washing machine).
Back patio door has no handle (missing) and hard to open from inside (it sticks, pushing) and very hard from outside. There is a loose pane of glass… pushing it requires force and glass will likely break.
Multiple large shards of glass in the yard by footpaths/walkways.
Lots of debris in driveway (remnant from trash dumpster?). Including many nails in driveway, which we drove over on first time in.
Loose bricks and pieces of tile strewn in backyard. Assorted debris/trash around outside of house
Henrico trash was requested last week, but they informed us that there is a shortage of trash bins, and that the delay might be 3+ weeks, and therefore we will have no trash pickup for 3+ weeks. We should have been notified of this issue earlier.
Alarm malfunctioning and going off in middle of night in error with wrong readings (it has its receptors missing in windows and door etc, so with Vector we deactivated it)
Loose tinted glass pane propped behind oven – what is it?
Essentially all windows dirty… the seals/caulk are broken in many places
Walls scuffed and covered in dust in many places.
Base boards and floor are dusty and there is debris in many spots. Not wiped clean. Same with closet shelves.
Bedroom closet doors missing handles… just exposed screws.
Weeds and grass in cracks in driveway asphalt (and asphalt is sinking over ditch)
A broken pane in back window
Uninstalled allen and roth blind on sill above kitchen sink
Kitchen sink handle is very stiff and requires force, so will probably dislodge faucet or break at some point.
Most cabinets catch (too tight) when opening or closing and peel paint.
Below are pictures from move-in inspection which cover the above and additional issues...
